Home Central Analysis: Data on median prices of non-landed real estate in Singapore Q1, 2021


Earlier this month we talked about the resale prices rising for 9 months straight since mid-year of 2020. As of April 2021, the prices of resale prices still continue to soar. Prices have been growing at around 1% per month in the past months, according to SRX data, it might exceed our all-time highs by the 2nd Quarter of 2021 if the current rate of growth were to continue.


Not only that, but prices of real estate in Singapore have also generally increased in all segments of the market. This has also sparked the worry of upcoming cooling measures to regulate prices of the real estate market in

Singapore.



Today, we will be giving a quick update on the median prices of non-landed 99-year lease properties in Singapore by various districts. We will only be looking at the average-sized non-landed properties from 500 sqft to 1,300 sqft.


City & Southwest Region (District 1 to District 8)


For D1 to D8, the lowest median price is in District 2 at around $850,000, and the highest is in District 7 at $3,876,500. Average prices are in the $1M to $1.7M range.



Tanglin/Orchard (District 9 & 10)


For D9 & D10, the lowest median price is at $1,138,000, highest at $2,469,000. Prices generally hover around the $1.1M to $2.2M range.


Newton/Bukit Timah & Southwest (District 11 & District 21)


For D11 & D21, the lowest median price is $998,000, highest at $2,044,000. Average prices range from $1M to $2M.



Balestier/Macpherson/Geylang (District 12 to District 14)


D12 to D14, lowest median is at $678,888, highest median price is at $2,995,000. Average prices range from $1M to $1.6M.



East Coast (District 15 to District 16)


For D15 and D16, the lowest median is $750,000, highest being $1,395,000. Average median price ranges from $1M to $1.3M.



Changi / Pasir Ris (District 17 & District 18)


For D17 & D18, lowest is $712,000, highest median price is $1,575,500. Prices hover around the $800k to $1.1M range.



Serangoon/ Thomson / Northeast (District 19 & District 20)


For D19 & D20, the lowest median price is $852,112, highest is at $2,019,350. Average prices range from $1M to $1.3M.



West (District 22 to District 24)


For D22 to D24, lowest median is at $804,000, highest at $1,320,000. Average prices hover around $800K to $1.1M.



North (District 25 to District 28)


For D25 to D28, the lowest median is $587,500, the highest median price is $1,499,999. The average median price ranges from $800K to $1.1M.
