Commonwealth 10: Contemporary High-rise Living next to Commonwealth MRT

Commonwealth 10 is located within the Queenstown precinct, along Commonwealth drive and Tanglin Halt Road. Commonwealth 10 is currently the highest residential development in the area with units on high floors enjoying scenic unblocked views of surrounding low-rise flats, one-north business park and lush greens from neighboring parks.

There are 3 variations for 4 room flats at commonwealth 10 ranging from 88sqm to 96sqm. For today’s focused unit we will take a look at the largest 4rm flat layout which comes up to 96sqm. The difference with the 96sqm layout is that it comes with a planter. A planter is a great thing to have especially for units above 30th floor because it would allow you to step outside to enjoy the amazing unobstructed views.

In addition, the 96sqm layout has a more commodious internal space. This spaciousness is not to be taken for granted because certain HDB developments in prime locations come in more compact layouts.

Commonwealth 10 Tour

Having seen a good amount of HDB developments, it has allowed me to benchmark Commonwealth 10 with other developments that have recently reached the MOP.

My first impression as I approached the development was that the facade looked modern and minimalist with neutral tones of white and grey. Coupled with its towering height, the blocks exuded a contemporary vibe. I was immediately attracted to its simple and timeless design.

Pathway to Commonwealth 10

The pathway from the entrance of the development to the blocks were paved with greenery, and it felt as though I was having a nice stroll through a garden.

I liked that the common areas were clean and well-maintained. Despite being 6 years old, the development still has a fresh feel to it.

All blocks are also sheltered and linked to the multi-storey carpark.

There are 4 lifts serving each block with 2 lifts designated for lower floors, and the remaining 2 for higher floors. I found the lifts to be well-thought out and crucial for a high-rise development with 40 floors to cut down the waiting time. I tried taking the lift to the top floor and was pleasantly surprised at how fast it took!

Upon reaching the top floor, I was captivated by the breath-taking views. The sky and lush greens has such a calming feel. An ideal floor level to enjoy such a view would be one above the 30th floor.

Overall, I find Commonwealth 10 to be well-designed and a well-maintained contemporary development, offering one of the best unblocked views.

Accessibility to Commonwealth 10

I was pleasantly surprised by how easy it was to get to Commonwealth 10. The entire walk from the MRT station to the development is fully sheltered.

Getting down from Commonwealth MRT Station, I was greeted by bustling activities from the shops there. At the MRT station, there is a Sheng Siong Supermarket, Koufu coffee shop, bakery and a wide range of other shops. This makes it really convenient for residents to pick up some groceries or takeaway on the way home. Commonwealth 10 is just across the road , and I was there in 2 minutes.

Based on the above transacted, flat project with highest price per square foot is SkyVille @ Dawson. SkyTerrace @ Dawson which has a unique loft concept commands the highest price. This is likely due to the age of Dawson flats, avant-garde architecture/design concept and proximity to the city.

Commonwealth 10 and Strathmore Green offers the most comfortable living space for families. Strathmore Green though an older development has a closer proximity to town and is in rare supply. Commonwealth 10 would be closer to an MRT station, wider range of schools and business park.

Commonwealth View is closest to an MRT station, however it is smaller in size and is an older development.

Overall, Commonwealth 10 has a good balance of size, age and convenience for its price.
